Heartland has an immediate opening for a Mortgage Loan Closer located at our Corporate Office in Whitehall, Ohio. Primarily responsible to assemble, prepare and review critical closing documents for Heartland Bank’s mortgage, construction, bridge and home equity loans. Coordinates the closing process to ensure accuracy of all documents and all terms of the loan are met while delivery excellent customer service.

In this highly visible role, a typical day might include the following:

• Prepare closing loan package necessary for individual loan types in strict accordance with Bank, Investor guidelines and Secondary Marketing commitments and requirements.
• Ensure the timely movement and closing of approved loans through the pipeline.
• Contact Title Companies, Attorneys, Loan Officers, Processors and Insurance Companies to obtain documentation necessary to close mortgage loans.
• Monitor loan status on a continual basis to ensure that timely/qualify standards are achieved.
• Advise all parties of any changes or issues that may occur to ensure high quality standards and customer service.
• Perform a pre-closing quality review of loan files prior to releasing closing package.
• Review all preliminary documents provided from attorney/title company to include, but not limited to: Title binder, survey, termite report, Hazard/Flood insurance binder, Deed, HUD1 Settlement Statement, Power of Attorney and/or Trust documentation.
• Complete all disbursement procedures for issuing of funds to attorneys/title company, any necessary refund checks, and release of escrow monies withheld.
• Respond to and resolve technical and complex problems that arise.
• Assist Post Closing or Processing as may be needed.
• Perform follow up on any deficiency requests to ensure timely procedure for loan funding.
• Recommend procedural changes to management.
• Comply with Bank Policies, Procedures and regulatory requirements and guidelines.
• Stay current with industry regulations and changes.

JOB REQUIREMENTS:

• High School Diploma or equivalent

ADDITIONAL QUALIFICATIONS:

• 2 years of experience closing Mortgage loans, including Conventional and government loans.
• Knowledge and experience using Mortgage LOS, MS Word, Excel and email.
• Imaging experience a plus.
• Ability to meet strict time deadlines and work independently.
• Detail oriented and able to follow set guidelines.
• Knowledge of real estate lending criteria, compliance, federal/state regulations.
• Knowledge of automated underwriting and agency guidelines including but not limited to FNMA, FHA, VA and USDA.
• Must demonstrate excellent customer service skills.
• Excellent verbal and written communication skills.
• Encompass, AUS, Navigator, Director, MS Word, Excel, Outlook email

WORK ENVIRONMENT & PHYSICAL DEMANDS:

Climate-controlled office environment. The physical demands include:

• Bending, standing, walking (<1/3 of the time)
• Sitting (>2/3 of the time)

• Must be able to lift up to 10 pounds (< 1/3 of the time)
