Position Purpose:
This person’s primary responsibility will be to work with land planners, municipalities, and citizens to obtain acceptable zoning on parcels of land for ResiBuilt to construct either traditional for sale communities or dedicated rental communities across the region.

Job Responsibilities:

  • Oversees the activities of the Entitlements or Land Staff, including planning, assigning, and directing work.
  • Oversee the entire due diligence process. Due diligence includes determining both the physical and financial feasibility of a planned development in accordance with the division's business plan in the area.
  • Maintain responsibility for the entire entitlement process, including the hiring and coordination of consultants, the review/revision of plans, the acquisition of city or county approval, and more.
  • Oversee and coordinate all other public hearings, including variances, amendments, etc.
  • Oversee the completion, submittal and approval of construction plans, including soliciting bids for engineers and other consultants, coordinating the submittal of construction plans, and more.
  • Conduct research of comps in the area. Prepare applications and submit appeals to the county, and attend and represent the company in all tax appeal hearings.
  • Attend meetings with city staff and the development team, as well as public hearings or neighbor meetings.
  • Audits impact fee agreements, school agreements, etc.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Able to travel overnight.
  • Implement the “Community Opening Checklist/Schedule” to identify critical path items from due diligence through the opening of rentals to ensure the on-time start and opening of a new community or phase.
  • Ensure completion of land development improvements for bond reductions and release.
  • Oversee project designs, consultant teams, legal counsel, jurisdictional application process, and overall entitlement strategies for all projects.
  • Review and evaluate consultant scopes of work, Development Agreements, site plans, soil and wetland determinations, and other technical reports and data.
  • Assist with preliminary and final platting of developments.
  • This person must be able to understand local housing guidelines and use them to create efficient, beautiful communities which are ultimately approved by the municipalities in a timely fashion.

Job Requirements (Including Education):

  • Bachelor's degree (B. A.) from four-year college or university; or five to seven years related experience and/or training; or equivalent combination of education and experience.
  • The person must be organized, driven and highly personable.
  • Registered planner or engineer
  • Strong communication skills
  • Ability to multi-task and attention to detail
  • Project management experience with an owner’s representative, general contractor or consulting firm
  • Proven understanding of local and state regulatory requirements, including and agency approval processes related to land development
  • Proficient negotiation skills and the ability to be influential and motivating. Ability to develop robust relationships in unfamiliar jurisdictions
  • Self-motivated and ability to multi-task, prioritize and resolve complex issues with minimal direction
  • Having experience with sourcing and negotiating with Sellers is also a plus.
