Job Description

up to 100K plus 17K bonus to cover healthcare cost

PRINCIPAL DUTIES AND RESPONSIBLITIES

- Ensure all preventative maintenance is performed including, but not limited to: HVAC and MEP (Mechanical Electrical and Plumbing) systems, EMS (Energy Management Systems), BAS (Building Automation Systems), FLS (Fire Life Safety Systems), Smoke Control/Smoke Evacuation,

- Ensure and oversee Yardi preventive maintenance & work order distribution. Oversee the general maintenance and operation of the HVAC equipment managing quality control. Ensuring the system is compliant and up to date.

- Ensure and oversee Energy Management System, Energy Watch, operation of equipment ensuring optimum control of practices. Ensure training is provided and maintained.

- Oversee Building Automation Management System operation of equipment ensuring optimum control of HVAC Controls building controls practices. Ensure training is provided and maintained.

- Assist with oversight of all construction Tenant Improvement activities including code compliance/impairments to the fire life safety system, electrical safe off, proper installation & commissioning of the HVAC system components, access points for all Mechanical, Electrical Plumbing HVAC. Assist with all commissioning of the HVAC system and air balance process.

- Lead and facilitate safety incident investigations & mechanical failure troubleshooting, ensuring root causes are identified and corrective actions are developed to address incidents.

- Act as point-of-contact for all scheduled agency inspections; actively participate in internal and external discussions and meetings, with auditors, agencies, and consultants.

- Manage facilities vendor relationships, ensuring work is being performed to scope.

- Assist with future buildouts and/or building upgrades.

- Ensure and oversee compliance of all required Code Compliance documentation, reporting and testing of building equipment with the various governmental agencies.

- Provide input for all future CapEx and OpEx projects that are needed for the building. Assist project deployment, RFP, scheduling, supervision, commissioning and close out as per procedure.

- Maintain spare parts inventory and order all parts essential parts that are required for various maintenance repairs. Prepare and execute assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories, and assists the Senior Property Manager in tracking expenditures, tenant sundry billing, and in managing expenses. Prepare descriptions for the capital budget of planned or required projects, as assigned.

- Oversee monthly utility meter readings to be properly documented, logged and properly audited.

- Oversee the proper level of service to the tenants and take the action necessary to maintain and achieve FRA goals. Oversee service, repair and maintenance condition of all building systems, equipment; preserve the value of the property and to minimize downtime.

- Oversee and foster a positive work environment by acting and communicating in a manner to facilitate positive relationships with customers, clients, co-workers, and management.

- Supervise, direct and oversee the daily activities of the engineering crew. Ensure compliance by engineering staff with FRA policies, including safety, job performance, and personal conduct.

QUALIFICATIONS

Any satisfactory equivalent combination of experience and training which ensures the ability to perform the work may substitute so that the employee will possess the abilities or aptitudes to perform each duty proficiently.

· High school diploma or GED

· Industry related trade school a plus

· Extensive knowledge of all building systems

· Holds necessary/required licenses

· Minimum of five years’ lead engineer experience

· Familiarity with Microsoft Word/Excel/Outlook

· Good communication skills, team functionality and analytical skills

MEASURES OF SUCCESS

Employees will in collaboration with their manager or lead will prepare an annual performance plan that identifies critical results necessary for the employee to achieve success. This plan will embody the key duties & responsibilities. To the extent feasible, the plan will define key performance indicators with the associated targets. This plan will evolve year over year.
