Job Description

We are seeking a District Manager Property Management to join our team! As a District Property Manager you will efficiently and effectively oversee and manage company policies and procedures related to property management; responsible for occupancy and rent collections along with recruitment, training, development, motivation and supervision of Community Managers, and responsible for maintaining the physical asset and performance of assigned properties.

Responsibilities:

Reviews/audits property administrative, accounting, daily/weekly/monthly reporting, and maintenance areas to ensure compliance with established policies and procedures.

Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends and is responsible for rent schedules and implementation.

Hires, trains, supervises, develops, and terminates the employment of supervised team members in accordance with company policies and directives; sets performance goals and conducts performance evaluations for supervised team members; assists Community Managers with site-level team. Works with the Regional and Director to approve all new hires, status changes, and terminations for on-site personnel.

Establishes and coordinates a communication system involving interactions and activities among Community Managers.

Reviews and approves expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts and makes recommendations.

Resolves resident relation issues promptly; trains Community Managers on direct response while maintaining excellent customer service.

Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant homes for market-ready condition.

· Assists in or develops corrective programs for communities.

· Ensures assigned district complies with relevant state and federal laws and regulations.

· Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same including revenue and expense forecasting.

Establishes/revises property management forms, reports, and manuals including updates, changes, and additions.

Implements safety protocols and procedures to protect team, residents, customers and company.

Prepares materials and conducts meetings as necessary.

Travel is required. Must have reliable transportation to conduct site audits.

Performs other duties as assigned.

 

Qualifications:

  • 3+ years of multi-site property management experience
  • Valid operator’s license, access to a vehicle, and the ability to travel between communities.
  • Management Skills: Team Building, Coaching, Decisiveness, Leadership, Motivation, Planning and Organizing, Decision Making, and Conflict Management and Resolution.
  • Good organizational and technological skills
  • Rent Manager or other property management software experience helpful.
  • Problem Solving: Identifies and resolves problems timely and efficiently; Gathers and analyzes information; Develops solutions; Uses reason.
  • Project Management: Develops project plans; Coordinates projects; Communicates changes and progress; Manages team projects, activities and goals.
  • Cost Consciousness: Works within approved budget; Develops and implements cost saving measures; Conserves company resources.
  • Oral Communication: Speaks clearly and persuasively; Listens and gets clarification when necessary; Responds informatively to questions.
  • Written Communication - Writes clearly and concisely; Edits work; Adapts writing style to meet specific needs; Presents data effectively; Able to read and interpret written information.
  • Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Sets goals and objectives.
  • Teaching/Training & Clearly explains concepts; Adapts presentation style to satisfy different learning needs.
