Job Profile: Join a thriving entrepreneurial Real Estate Investment and Management company looking to secure a Utility Specialist assist and lead a variety of various operational tasks. We are seeking a passionate, organized, and energetic individual to ensure operational tasks are monitored, audited, managed, and executed in a timely manner. Organization and an ability to prioritize and manage time effectively is a must.
Our goal is to deliver exceptional service to our residents, vendors, and owners while performing tasks effectively, efficiently, and at a high level. There are and will be numerous growth opportunities within the company for those rooted in the early stages of our growth.
Core Responsibilities
· Help build and develop an in-house utility billing system within 2 months from start date
· Daily review all utility invoices for appropriate approval prior to payment
· Enters approved invoices to Appfolio software, ensuring correct charge of unit and account.
· Maintain all utility reports and spreadsheets files well organized
· Monthly billing of utilities to tenant portals.
· Researching potentials back bills and adding to tenant ledgers.
· Apply utility credits or refunds to tenant ledgers and property owners
· Manage utility account payable across multiple properties within the company's portfolio.
· Setting up property management agreements with utility agencies
· Collaborate with corporate departments such as accounting, leasing, and maintenance
· Performs other related duties as assigned to meet the needs of the business.
· Utilizes Microsoft products such as Microsoft Office, Outlook, Words, Excel, and access for day-today business and correspondence
Qualifications
· Bachelor's or associates degree in business administration, real estate, or a related field preferred but not required.
· 1-year previous experience in real estate administration preferred, with experience managing multiple properties.
· Strong organizational and multitasking skills, with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
· Excellent communication and interpersonal skills, with the ability to interact effectively with a diverse range of individuals.
· Typing and data entry skills
· Proficiency in Microsoft: Excel, Word, and Outlook
· Attention to detail and accuracy in record-keeping and documentation.
· Ability to work independently as well as part of a team.
· Knowledge of local rental laws, regulations, and market trends.
· Valid driver's license and access to reliable transportation is required.
Job Type: Full-time (In person)
Work Location: Columbus, OH 43201
Expected hours: 40 per week
Schedule: Monday to Friday, 9:00 AM to 5:30PM
Salary: $20-22.00 an hour
Travel Requirements: 0-10% typical – Occasional travel between corporate office and property locations
